Mortgage rates jumped higher this morning after touching a low yesterday afternoon.  Today's 30 year mortgage rates are averaging 4.73 percent, up 15 basis points from yesterday's low of 4.58 percent. Thirty-year fixed mortgage rates have been under 5.00 percent since May 3, 2010 as reported by MonitorBankRates.com.

Mortgage rates have been low for a while now, the overnight jump higher won't last. Economic data has come out showing the U.S. economy is slowing down. Data including a weak employment report last month and a week housing report. The June FOMC minutes were released yesterday and the fed trimmed their forecast for growth. The fed also noted the risk that the economic recovery would falter has increased.

Although mortgage rates are hear an all time low, mortgage applications for home purchases and refinances were down in the most recent Mortgage Applications Survery released yesterday morning by the MBA. Home purchases have declined significantly since the first time home buyer  tax credit expired.

30 year conforming mortgage rates are averaging 4.67 percent this week, unchanged from the previous week’s average 30 year mortgage rate. 30 year mortgage refinance rates are also averaging 4.67 percent this week.

Current conforming 15 year mortgage rates are up slightly this week. The average 15 year mortgage rate is at 4.18 percent, up from last week’s average 15 year mortgage interest rate of 4.16 percent. Today’s 15 year mortgage refinance rates are higher averaging 4.18 percent.

Jumbo Mortgage Rates

30 year jumbo mortgage rates are averaging 5.25 percent this week, down from last week’s average 30 year jumbo mortgage rate of 5.33 percent.  The current average 30 year jumbo refinance rates are also at 5.25 percent this week.

Current 15 year jumbo loan rates today are averaging 4.79 percent, a decrease from last week’s average jumbo mortgage interest rate of 4.84 percent. 15 year jumbo refinance mortgage rates today are also lower averaging 4.79 percent.

Adjustable Mortgage Rates

Current 1 year conforming adjustable mortgage rates are averaging 3.56 percent, unchanged from last week’s average 1 year adjustable interest mortgage rate. Today’s 1 year conforming adjustable refinance mortgage interest rates are also averaging 3.56.

Today’s 3 year adjustable conforming mortgage rates are at 4.01 percent this week, down from the previous week’s average 3 year adjustable rate mortgage of 4.21 percent. 3 year mortgage refinance rates today are also higher this week, averaging 4.01 percent.

5 year adjustable mortgage loan rates today are averaging 3.62 percent, up  from the prior week’s average home loan rate of 3.54 percent. 5 year refinance home mortgage rates today are also up averaging 3.62 percent.

7 year adjustable mortgage rates are averaging 3.87 percent this week, down from last week’s average 7 year home mortgage rate of 3.90 percent. Today’s 7 year mortgage refinance rates are also lower averaging 3.87 percent.

10 year adjustable mortgage bank rates are averaging 4.14 percent this week, down from the previous week’s average 10 year adjustable mortgage rate of 4.20 percent.  Current10 year home mortgage refinance rates are also lower, averaging 4.14 percent.

Adjustable Jumbo Mortgage Rates

1 year jumbo adjustable mortgage loan rates are averaging 5.95 percent, no change from last week’s average 1 year adjustable jumbo interest mortgage rate. Current 1 year jumbo refinance mortgage rates are also averaging 5.95 percent.

Today’s 3 year jumbo adjustable mortgage interest rates are averaging 4.61 percent, down from last week’s average jumbo interest mortgage rate of 4.73 percent. Current 3 year jumbo refinance mortgage rates are also lower, averaging 4.61 percent.

Current 5 year jumbo adjustable home mortgage rates are averaging 4.06 percent this week, up from last week’s average mortgage rate of 4.03 percent. Current 5 year jumbo refinance rates are also up slightly averaging 4.06 percent.

7 year jumbo adjustable mortgage rates current are averaging 4.68 percent, down from last week’s average 7 year home mortgage rate of 4.71 percent. Current 7 year jumbo refinance rates today are also down to 4.68 percent.

Currently, 10 year jumbo mortgage rates are averaging 5.26 percent, a decline from the prior week’s average 10 year jumbo home mortgage rates of 5.43 percent. Current 10 year jumbo home loan refinance rates are also averaging 5.26 percent.

Interest Only Mortgage Rates Conventional

Current 3 year interest only mortgage rates are averaging 4.23 percent, down from last week’s average interest only mortgage loan rate of 4.42 percent.

Current 5 year interest only mortgage rates today are averaging 3.76 percent, up from last week’s average five year interest only mortgage loan rate of 3.67 percent.

7 year interest only home mortgage rates today are averaging 4.02 percent, unchanged from last week’s average 7 year IO mortgage rate.

3 year jumbo interest only loan mortgage rates are averaging 5.16 percent, down from last week’s average jumbo interest only mortgage rate of 5.27 percent.

5 year jumbo interest only home loan rates are at 4.52 percent, down from an average IO home mortgage rate of 4.54 percent.

7 year jumbo IO mortgage rates today are averaging 4.95 percent, up from an average jumbo 7 year home mortgage rate of 4.81 percent last week.
