Refinance rates dropped today following 10 year bond yields lower which moved below 2.00% yesterday.
Refinance rates will increase tomorrow since 10 year bond yields today are back above 2.00% at 2.05%. Current refinance rates on 30 year loans are averaging 4.02%, down from Wednesday's average 30 year refinance rate of 4.09%. Mortgage refinance rates on 15 year loans are averaging 3.29%, a decline from yesterday's average 15 year refinance rate of 3.36%.

jumbo refinance rates are averaging 4.45%, a decrease from yesterday's average 30 year jumbo refinancing rate of 4.48%. The spread between 30 year conforming refinance rates and 30 year jumbo refinance rates is only 0.43%. During the financial crisis the spread was more than1.50%. 15 year jumbo refinance mortgage rates are averaging 3.70%, an increase from yesterday's average 15 year jumbo refi rate of 3.68%.

Today's refinance rates on 3 year adjustable loans are averaging 2.74%, an increase from last week’s average 3 year adjustable refinance rate of 2.60%.
5 year adjustable refinancing rates are averaging 2.73%, a decrease from the prior week’s average 5 year adjustable refinance rate of 2.78%.
Current 7 year adjustable refi rates are averaging 3.03%, a decline from the previous week’s average 7 year adjustable refinancing rate of 3.12%.
