Current Mortgage Rates: 30 Year Mortgage Rates at 5.05%

30 year mortgage rates are averaging 5.05 percent today, still near historic lows. You can also find conforming 30 year mortgage rates below the average rate and you can even find some banks advertising 30 year rates just below 5.00 percent.

In last week's week's Primary Mortgage Market Survey released by Freddie Mac conforming 30 year mortgage rates averaged 4.98 percent, the second consecutive week rates were below 5.00%.

Jumbo 30 year mortgage rates are higher than 30 year conforming rates, right now jumbo rates are averaging about .75 percent higher than conforming rates. During the credit crisis of last year jumbo mortgage rates were almost 2.00 percent higher than conforming loans.

Many banks were not even offering jumbo loans at the time because the market for jumbo loans packaged together and sold to investors dried up during the credit crisis. 

Selling mortgages frees up capital for banks and lending institutions to make more mortgage loans to home buyers. Conforming loans weren't impacted as much as jumbo loans during the crisis because Freddie Mac and Fannie Mae purchase conforming loans.
