Current Mortgage Rates Higher Today as Treasury Yields Increase, Expect Lower Rates in the Coming Weeks

Average mortgage rates today on fixed conforming loans are higher today as U.S. 10 year Treasury yields increased over the past week. Current mortgage rates will move lower in the coming weeks since Treasury yields have fallen considerably today, following U.S. equity prices lower on lower company earnings from some Dow components. These same companies are warning that future earning will also be lower than expected on a slowing global economy.

Today's mortgage rates on 30 year conforming mortgage loans are averaging 3.49 percent, an increase from last week's average 30 year mortgage rate of 3.40 percent. Average 30 year conforming mortgage rates are higher from a low of 3.37 percent set just over a week ago. With today's decrease in bond yields and the FOMC's continued easing to drive mortgage rates lower we will see rates decrease in the coming weeks.

There declines in rates will probably be about 20 basis points so if you're comparing rates right now you probably should lock in a rate. Right now on our Texas refinance rates list for 30 year conforming loans we have many lenders offering rates below the average of 3.49 percent. Two lenders, Amerisave and LenderFi are both offering 30 year refinance rates at an incredibly low level of 3.00 percent with points.

Average 15 year mortgage interest rates today are at 2.86 percent, an increase from an average 15 year mortgage rate of 2.80 percent set last week. Average 15 year rates have increased from a record low of 2.77 percent set about two weeks ago. Right now you can find 15 year conventional mortgage rates well below the average rates.

If you live in the state of California we have lenders offering 15 year conventional refinance rates below the averages. The lowest 15 year mortgage refinance rate on our list is from Integrity First with a current refinance rate of 2.25 percent with two mortgage points. Other lenders offering 15 year California refinance rates well below the average include Home Loan Enterprise with a current rate of 2.375 percent with 0.875 points.

Average 30 year jumbo mortgage rates are slightly lower this week at 4.02 percent. The average 30 year jumbo mortgage rate is down from last week's average of 4.03 percent. Just over three week's ago average 30 year jumbo mortgage rates were as low as 3.94 percent. We also have lenders offering 30 year jumbo refinance rates below the average. Currently on our jumbo refinancing rates list for Atlanta, EverBank is offering 30 year jumbo refi rates at 3.625 percent with 0.70 points.

15 year jumbo mortgage rates today are also slightly lower averaging 3.34 percent, down from an average 15 year jumbo mortgage interest rate of 3.36 percent. Right now on our 15 year jumbo refinance mortgage rates list for Pennsylvania we have lenders offering 15 year rates below the average. The lowest 15 year jumbo refi rate is from EverBank at 2.875 percent with 0.75 points.
