When Treasury prices move higher Treasury yields move lower. Since mortgage rates are tied to U.S. Treasuries when yields head down, mortgage rates also go down. 10 year Treasury yields closed the week at 3.21 percent, the lowest point since the fourth quarter of 2009. As a result, 30 year refinance mortgage rates hit a low of 4.75 percent this morning.
